This Privacy Policy describes how Empire HomePath LLC ("Empire HomePath," "we," "us," or "our") collects, uses, and protects information when you use the homebuyer search tool available at buyers.empirehomepath.com (the "Service"). This policy is separate from the privacy policy governing our agent- and broker-facing platform at empirehomepath.com.

1. Information We Collect

Information you provide directly:

Search inputs: county/location, home price, household income, and eligibility-related selections (e.g., first-time buyer, veteran, disability, rehab, rural/USDA, energy efficiency)
Contact information collected at checkout: email address and, where applicable, phone number
Payment information, processed directly by our payment processor, Stripe (see Section 4 — we do not store your full card number)

What we do not collect: We do not collect your name, Social Security number, driver's license or other government ID number, or any other government-issued identifier. Your email address (and phone number, if provided) is the only information you give us that could reasonably identify you.

Information collected automatically:

Basic technical information such as IP address, browser type, and device information, collected for security, fraud prevention, and site functionality
Standard analytics data about how the Service is used (e.g., pages visited, general usage patterns)

2. How We Use Your Information

We use the information you provide to:

Match your search inputs against our database of homebuyer assistance programs and generate your results
Process payment for the one-time unlock and generate your PDF report
Send you your report, receipt, or service-related communications
Maintain and improve the accuracy and security of the Service
Comply with legal obligations

We do not use your household income or other search data to make credit decisions, and we are not a lender, broker, or program administrator.

3. Household Income and Search Data Handling

Household income entered at the start of your session is used to generate your results and is locked for the duration of your unlock period — it cannot be edited to run additional searches under the same purchase. Your county/location and home price may be updated for a second search where permitted under your purchase terms. We retain your search and account data for as long as reasonably necessary to provide the Service and support your account, or as required by law.

4. Third-Party Service Providers

We share limited information with third-party service providers strictly to operate the Service:

Stripe — processes payment information for the one-time unlock. Stripe's handling of your payment data is governed by Stripe's own privacy policy.
Other infrastructure or hosting providers necessary to operate the Service.

We do not sell your personal information to third parties, and we do not share your household income, home price, or search criteria with real estate agents, lenders, or marketers without your consent.

5. Data Security

We maintain reasonable administrative, technical, and physical safeguards designed to protect your information, consistent with our obligations under the New York SHIELD Act. Because we do not collect names, Social Security numbers, or government identification, the information we hold carries a reduced identity-theft risk profile compared to services that do. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

6. Your Rights and Choices

You may:

Request a copy of the personal information we hold about you
Request correction of inaccurate information
Request deletion of your account and associated data, subject to any records we are required to retain for legal, tax, or security purposes
Opt out of non-essential email communications at any time

7. Children's Privacy

The Service is not directed to individuals under 18, and we do not knowingly collect information from anyone under 18.

8. Cookies

The Service may use essential cookies necessary for site functionality (e.g., maintaining your session during a search) and limited analytics cookies. We do not use cookies to serve third-party advertising.

We may update this Privacy Policy from time to time. Material changes will be reflected by updating the "Last Updated" date above.
